One of the oldest neighborhoods we work in, and one where what is under the floor matters most.

San Marco homes were largely built between the 1920s and the 1950s, which means two things. There is often a hardwood floor under the carpet that is worth uncovering. And the structure holding it up has been dealing with Florida humidity for the better part of a century.

We get called here for both. Refinishing original oak that a previous owner covered, and cutting out decking that has gone soft near a bathroom or an exterior wall. The finish work is straightforward. Finding out what is actually under there is the part that takes judgment.

Before you buy new flooring for a San Marco home, it is worth pulling back a corner of carpet in a closet. Refinishing an original floor usually costs less than replacing it and produces a better result.

Can the original hardwood in my San Marco home be saved?

Usually. Floors from that era were built with thick solid wood, so there is normally plenty of material above the tongue to sand. Unless it has been sanded repeatedly already or has water damage, refinishing is the better option. We will look and tell you honestly.

Do older San Marco homes always need subfloor work?

Not always, but it is common enough that we check every time. A spongy spot, a visible dip, or a musty smell near a bath are the signs. Finding it before we install is far cheaper than finding it after.
