Two quotes can look the same and be for different work

Flooring quotes are hard to compare because most of what matters is not on the page. Here is everything that should be covered, line by line, so you can hold two numbers against each other and see what you are actually buying.

Why the numbers differ

The gap is almost always scope, not margin

Most flooring failures start under the floor. Checking for that takes time, and fixing it costs money, so the quickest way to produce a lower number is to assume the subfloor is fine and price the material.

That is not dishonesty. It is a real price for a smaller job. The problem is that both quotes say “flooring” at the top, so they look comparable when they are not. The list below is how you tell them apart.

Eight things a flooring quote should answer

Check both quotes against these. None of them are visible once the job is done, which is why they are the easiest to leave off a page.

The subfloor

How we quote it

Checked before we quote. Soft spots and failed decking cut out and replaced.

Often left off

Assumed to be fine. Checking takes time, and finding a problem makes the number bigger.

If it is skippedThe new floor develops a dip or a soft spot within a couple of years, and the fix means pulling up the floor you just paid for.

Flattening the substrate

How we quote it

High spots ground down, low spots patched, measured with laser tools.

Often left off

Skipped. The floor goes down on whatever is there.

If it is skippedFloating plank clicks and develops hollow spots. Large format tile lippages at the seams, and the only fix is breaking it out.

Moisture barrier on slab

How we quote it

Slab tested, correct barrier installed underneath.

Often left off

Frequently left out, because nobody sees it.

If it is skippedFlorida slabs push moisture upward for years. Without a barrier it reaches the flooring and the adhesive.

Shower waterproofing

How we quote it

A continuous membrane across pan, curb and walls, with every corner and penetration detailed before tile.

Often left off

Tile set on a board and grouted. Grout is porous, so this is not waterproof.

If it is skippedThe leak happens inside the wall, where nobody sees it until there is damage to the framing.

Tear-out and haul-off

How we quote it

In the quote. Old floor out, debris gone.

Often left off

Often a separate line added later, or excluded entirely.

If it is skippedThe number you compared was never the number you were going to pay.

Trim, and who fits it

How we quote it

Quoted as its own line so you can see the cost, and fitted by us on the same schedule.

Often left off

Left to you to arrange with another trade after the floor is down.

If it is skippedA new floor with the old paint-caked baseboard still on the wall looks unfinished, and now it is another trade to schedule.

Who actually does the work

How we quote it

The floors, the tile and the trim are all in our contract.

Often left off

Often subcontracted to whichever crew is available that week.

If it is skippedNobody is accountable when something goes wrong, and you are the one coordinating it.

Measured on site with Bosch laser tools and priced through our own takeoff software. Firm, in writing.

An estimate that gets revised once the old floor comes up.

If it is skippedThe low quote wins the job and then grows. You have already committed by the time it does.

  6. Is this a firm price in writing, or an estimate that can change?
  7. For a shower: what waterproofing system are you using behind the tile?

Why are two quotes for the same floor so far apart?

Usually because they are not for the same work. One includes the subfloor check, the flattening, the moisture barrier and the haul-off. The other assumes everything underneath is fine and prices the plank. Both can be honest numbers. They are just answers to different questions.

What if I only need the floor and nothing else?

Then say so and we will quote exactly that. If your subfloor is sound and your slab is flat, there is nothing to fix and we are not going to invent work. Plenty of our jobs are a straight tear-out and install.

How do I know a contractor is not adding work to raise the price?

Ask them to show you. We photograph the subfloor before we cover it, on every job, and there are hundreds of those photos on this site. If we say decking needs replacing, you will see why before you agree to it.

Is the lowest quote ever the right one?

Often, yes. If it covers the same scope, take it. We would rather lose a job to a contractor doing the work properly for less than win one by being the only person who mentioned the subfloor.

Will you look at a quote from someone else?

Yes, and you do not have to hire us. Text it to us and we will tell you what is in it and what is missing. Knowing what you are buying is worth more to you than a sales pitch is to us.
