St. Johns County is where most of the new residential construction in this region has happened over the last twenty years. Nocatee, Julington Creek, Fruit Cove, and the corridor down toward St. Augustine are full of homes built since 2000 on slab-on-grade.
The work here is different from the historic neighborhoods. There is rarely a subfloor problem. What there is instead is builder-grade material, chosen to hit a price point, that the second owner wants gone. Thin carpet in the bedrooms, basic tile in the entry, and vinyl in the wet areas.
Those jobs are clean and fast when the slab cooperates. The one thing worth checking is flatness. New slabs are not automatically flat, and floating plank over a wavy slab will develop hollow spots and clicking no matter how good the plank is.

Is it worth replacing builder-grade carpet with luxury vinyl?
For most families, yes. Carpet in a Florida home with kids or pets has a short usable life, and hard surface cleans better, lasts far longer, and holds value. The main decision is which product, and that depends on the room and your traffic.
My house is only a few years old. Does the slab still need prep?
Often it does. New slabs are poured to a tolerance that is fine for carpet and tile with small format, but not always flat enough for floating plank or large format tile. It takes us a few minutes to check and it prevents the most common long-term complaint.
