Subfloor Repair and Replacement in Jacksonville, FL

If your floor flexes when you walk on it, sounds hollow, or has a spot near a bathroom that feels soft underfoot, the problem is not the surface. It is the structure underneath.
This is the most commonly skipped step in flooring, because it costs money and nobody sees it. An installer working to a low bid covers the soft spot and moves on. A year later the new floor has a dip in it, and the homeowner blames the material.
We replace it instead. We cut out the failed sections back to sound framing, replace the decking, fasten it correctly, and bring the substrate flat before anything goes over it. Several of the largest jobs in our portfolio, including a 3,500 square foot hardwood project and a St. Augustine home, were subfloor jobs first and flooring jobs second.

How do I know if my subfloor needs replacing?
Common signs are a spongy or bouncy feeling underfoot, a dip you can see across the room, squeaking that moves as you walk, tile that cracks along a line, or a musty smell near a bathroom. Any of those means something under the surface is worth looking at before you buy new flooring.
Can you repair just the damaged section, or does the whole floor come out?
Usually just the damaged section. We cut back to sound framing on either side of the failure and replace that area. Whole-floor replacement is only necessary when the damage is widespread, which is more common in older homes with long-term moisture problems.
Will my new floor be covered if the subfloor was bad and I skipped the repair?
Most flooring manufacturer warranties require installation over a substrate that meets their flatness and moisture spec. Installing over a known bad subfloor can void that warranty and will almost certainly shorten the life of the floor. It is not a corner worth cutting.
